The Client
The client is a privately owned main contractor in Northwest London. They achieved a turnover of £115m before the Covid pandemic. This understandably dipped during 2020, but they have been successful in preconstruction through a lockdown and now have several exciting new projects to over £50m starting imminently. They are a dynamic company that has very robust financials. Having doubled turnover in the two years to the start of the pandemic they are looking to establish themselves firmly in the Top 50 main contractors’ league table with a target of £300m turnover over the next 5 years.
Focused on Prime and Super-Prime residential property and hotels, interspersed with mixed-use schemes, commercial, and community buildings. They are now actively expanding across commercial and leisure markets with a drive to attain projects with a target value of £15m to £70m.
The role – The design Manager
The design manager coordinates all design matters relating to a project, helping to ensure that the multi-disciplinary teams building the project work together smoothly and that everything is delivered on time and within budget.
- Producing the Design programme and IRS in line with the procurement and construction programmes
- Overseeing the design process to ensure to meet quality and deadline
- Ensuring drawings and specifications are produced on time, to high quality, easy to decipher, and as per ER’s
- Ensuring NBS are fit for construction issue
- Reviewing the design with health and safety in mind
- Working with the client’s team to ensure that their expectations are met
- Working with the design team and subcontractors’ teams
- Managing the review and approval process
- Keeping up to date with changing building legislation and codes of practice relating to design
- Closing out building control and planning conditions
- Assisting all procurement managers with package information
- Avoiding errors and reducing financial risk during construction
- Organising design meetings, writing reports, and giving presentations
- Organising weekly meetings with the Head of Design as per project progress with PM and QS as necessary
